When Do You Need a New Roof?
Most roofs don’t fail overnight. They deteriorate gradually, and the signs build up over time before a serious problem emerges. Some roofs simply reach the end of their working life. Others fail prematurely because of poor original installation, storm damage or ongoing maintenance that never happened.
The point where repair stops making sense and replacement becomes the right call varies from roof to roof. As a rough guide, if your roof is over 30 years old, if you’re spending regularly on repairs that don’t hold, or if the felt underlay has failed and water is getting into the roof structure, a full replacement is usually more cost-effective than continuing to patch. We’ll tell you honestly which category your roof falls into when we visit.
Roof Tile and Slate Installations
Most houses across Stoke-on-Trent are tiled with concrete interlocking tiles or plain clay tiles. We strip the existing covering back to the bare roof structure, inspect the timbers, replace any rotten or damaged battens and felt, then lay the new tiles or slates on fresh battens from the eaves upward.
We work with a range of tile types to suit different properties and budgets. Concrete interlocking tiles are the most cost-effective option and suit the majority of post-war housing across the Potteries. Natural slate gives a finer finish and suits older Victorian and Edwardian properties well. Fibre cement slates offer a similar look to natural slate at a lower price point. We’ll advise on the most appropriate option for your property when we visit.
As part of every new roof installation we also fit new dry verge caps to the gable ends as standard — no mortar verges left behind.

New Flat Roof Installations
If your property has a flat-roofed extension, garage or bay window, we install new flat roof systems alongside pitched roof work or as standalone jobs. We use GRP fibreglass, EPDM rubber and high-performance felt systems depending on the size of the roof and your budget.

What the Installation Process Involves
We start by stripping the existing roof covering completely. This gives us full access to the roof timbers. We check every rafter, purlin and wall plate for rot or damage and replace what needs replacing before anything else goes on. Skipping this step is how problems get hidden rather than fixed.
New breathable roofing felt goes down first, then treated timber battens at the correct gauge for the tile or slate being used. Tiles are then laid from the eaves upward in overlapping courses, cut and fitted to all hips, valleys and abutments. Ridge tiles go on last, either in a mortar bed or using a dry-fix ridge system.
We fit new fascias and soffits and guttering where needed as part of the same job. Having scaffold already up makes it the right time to address the full roofline in one visit.

How much does a new roof cost in Stoke-on-Trent?
The cost depends on the size and pitch of the roof, the tile or slate type chosen, and the condition of the underlying timbers. A full replacement on a standard semi-detached house costs less than a larger detached property. We provide free written quotes for all new roof installations across Stoke-on-Trent — call 07351 639478 to arrange a visit.
-
How long does a new roof installation take?
A full roof replacement on a standard semi-detached house typically takes three to five days depending on the tile type and the condition of the existing structure. Larger properties or those needing significant timber repairs will take longer. We give you a realistic timeframe in your written quote before any work starts.
-
Do I need planning permission for a new roof in Stoke-on-Trent?
Replacing a roof like-for-like in the same materials does not normally require planning permission. If you are changing the roof profile, adding a dormer, or the property is in a conservation area or is listed, you may need permission. Stoke-on-Trent City Council’s planning portal is the best place to check for your specific property if you are unsure.
-
What type of tiles do you use for new roof installations?
We work with concrete interlocking tiles, natural slate and fibre cement slates. The right choice depends on your property type, budget and local planning requirements. Concrete tiles suit most post-war housing across Stoke-on-Trent. Natural slate suits older Victorian and Edwardian properties. We’ll recommend the best option when we visit.
-
Will you replace the fascias and guttering at the same time?
Yes, and we recommend it. With scaffolding already in place for the roof, replacing fascias, soffits and guttering at the same time avoids a second scaffold hire and keeps the overall cost down. We can quote for the full roofline package in a single visit.

How long will a new roof last?
A properly installed concrete tile roof should last 30 to 40 years. Natural slate can last significantly longer when laid correctly and maintained. The felt underlay and timber battens underneath are typically rated for 30 or more years on modern installations. Keeping gutters clear and carrying out occasional minor repairs as needed will extend the roof’s life further.
