What Are Fascias and Soffits?

The fascia is the long horizontal board that runs along the edge of your roofline, fixed to the ends of the roof rafters. It’s the board your guttering is attached to. The soffit sits underneath it, closing the gap between the fascia and the wall of the house. Together they seal the roofline, protect the roof timbers from weather and stop birds and pests getting into the eaves.

On older properties across Stoke-on-Trent, these boards were typically made from painted timber. Timber fascias and soffits look fine when they’re new but they need regular painting and maintenance to stay watertight. When that maintenance gets missed — and it usually does — the boards absorb moisture, swell, crack and eventually rot. Once rot sets in, water can track behind the board and into the roof structure, causing damage that costs significantly more to fix than a straightforward fascia replacement would have.

Fascia Board Replacement

There are two ways to deal with old fascia boards. The first is capping, where a thin uPVC cover is fitted straight over the existing timber. It’s quicker and cheaper, but it hides the old board rather than fixing it. If that timber is already damp or starting to rot, it carries on rotting behind the new cover, and you won’t know until the gutter starts pulling away.

The second is full fascia board replacement, which is what we do as standard. We take the old boards off completely, check the rafter ends they were fixed to, and fit new full-thickness uPVC fascia boards in their place. A full replacement board is strong enough to carry your guttering on its own, so there is no old timber left behind to fail.

Fascia board replacement is usually done along with new soffits and guttering, since the gutter has to come down anyway to change the board behind it. We can also replace a single damaged run, for example on a rear elevation or a porch, if the rest of the roofline is in good condition. If there is any rot in the supporting timbers we’ll identify it at this stage and discuss the options with you before proceeding. We never simply board over existing rot.

New uPVC fascia boards are then fixed directly to the rafter ends and the soffit panels are fitted into place, ventilated where needed to allow airflow through the eaves. If your guttering is also being replaced, it goes on last once the fascia is secure. We clear all waste from site before we leave and the whole job on a typical semi-detached house is usually completed in a single day.
